These terms cover the roofing work performed by JM Roofing LLC ("we," "us," "our") in north-east and north-central Florida and your use of this website. By requesting an estimate, signing a contract with us, or using this site, you agree to them. Where a signed contract and these terms disagree, the signed contract controls.

Scope of Services

We provide roofing across north-east and north-central Florida: metal roofing, roof replacement, roof repair, roof leak repair and detection, roof inspections, storm damage restoration, asphalt shingle roofing, residential roofing, commercial roofing, and TPO and single ply roofing. Your written contract describes the work we will perform. Nothing on this website is an offer to perform work at a particular price or date.

Estimates and Written Contracts

An estimate is based on what Juan can see and measure at his visit. It is not a contract. Florida requires roofing work to be done by a state licensed roofing contractor, and every contract we sign carries our Florida roofing contractor license RC29027900, the scope of work, the materials, the price, the payment schedule, approximate start and completion dates, and the notices Florida law requires. We do not begin work without a signed contract.

Hidden conditions such as rotted decking, a second layer nobody mentioned, or rusted purlins under an old metal roof are not visible until the tear-off. If we find them, we stop, show you, and price the extra work in a written change order that you approve before we continue.

Permits and Inspections

Roof replacement and most re-covers require a building permit from the county or city. As the licensed contractor, JM Roofing pulls the permit under license RC29027900 and schedules the required inspections. We do not work under a permit pulled by anyone else.

Cancellation

Your contract states your cancellation rights, including how long you have to cancel after signing and how to give notice. If you cancel within that period, any deposit is returned as the contract provides. Once materials are ordered or work has begun, cancellation is handled as the contract states, and you may be responsible for materials that cannot be returned and work already performed.

Scheduling and Weather

Roofing is outdoor work, and Florida weather does not keep to a calendar. Start and completion dates are approximate and depend on weather, material delivery, permit issuance, and prior jobs. We do not open a roof when rain, lightning, tropical storm conditions or high wind are forecast, and we may pause or postpone a job already underway for the same reasons. A weather delay is not a breach of contract by either party.

Payment Terms

Your written contract sets out the deposit, if any, and the schedule of payments. Final payment is due on completion of the work in the contract, after your walkthrough and, where a permit was required, the final inspection. Accounts unpaid past the contract terms may be subject to collection and to the remedies available to a contractor under Florida law, including the construction lien law.

Financing through Regions Bank, arranged through EnerBank, is optional. It is a loan between you and the lender, subject to the lender's approval and terms; JM Roofing is not the lender. The plans and the lender's disclosures are on the financing page.

Insurance Claim Work

When a property insurance claim pays for all or part of the work, you remain the policyholder and the party in contract with your insurer. At your request we document the damage, meet the adjuster, and explain the scope. We do not adjust claims or represent you before your insurer, and we are not a public adjuster or a law firm. The insurer decides what the policy covers.

Florida law prohibits a contractor from paying, waiving, rebating or absorbing an insurance deductible, and we do not do it. We do not inflate a claim. You are responsible for the deductible and for any part of the work your policy does not cover. Florida law also sets deadlines for giving notice of a claim, so do not wait to call your insurer.

Materials and Manufacturer Terms

We install materials according to the manufacturer's published instructions and the Florida Building Code. Metal panels come from Tri County Metals, a Florida manufacturer, and their limited paint and finish warranty is Tri County Metals' warranty, on Tri County Metals' own written terms, registered with them and passed to you as they allow. Shingles, underlayment and TPO membrane carry their own manufacturers' terms the same way. We do not add to, extend or interpret any manufacturer's terms. Colors may vary slightly from samples.

Site Access and Safety

You agree to give us reasonable access to the property on scheduled work days, including the driveway or a nearby spot for a dump trailer and material delivery. Please move vehicles away from the house, keep children and pets away from the work area, take down fragile items hanging on interior walls, and tell us about anything we should avoid, such as septic tanks, well heads, irrigation lines, gardens and pool cages. Roofing causes vibration, so small items can fall from walls and shelves. We are not responsible for items that were not moved or protected after we asked.

Limitation of Liability

To the fullest extent Florida law allows, our liability for any claim arising out of our work or this website is limited to the amount you paid us under the applicable contract. We are not liable for indirect, incidental or consequential damages, or for pre-existing conditions, hidden defects in the structure, or weather damage after completion. Nothing in these terms limits liability that cannot be limited by law.

Governing Law and Disputes

These terms and every contract with us are governed by the laws of the State of Florida. Any dispute that cannot be resolved by talking it through will be brought in the state courts of the Florida county in which the work was performed. Nothing here limits the rights and remedies property owners have under Florida's construction contracting laws or the Florida Deceptive and Unfair Trade Practices Act, or your right to file a complaint with the Florida Department of Business and Professional Regulation.

Changes to These Terms

We may revise these terms by posting a new version on this page with a new "last updated" date. The terms that apply to a job are the ones in effect when you signed the contract.
