Salt Air Off the Intracoastal and What It Does to a Palm Coast Roof

The Intracoastal Waterway runs the full length of Palm Coast, and the salt does not stop at the seawall. Onshore wind carries it across the C and F sections, over Palm Coast Parkway and well past Belle Terre. On a roof it shows up as rust on fastener heads, pitting on cheap flashing and galvanized drip edge, and shingles that shed granules faster than the same shingles would an hour inland.

A house on a canal in Palm Harbor gets a different material list than a house in Seminole Woods, and the difference is mostly in the metal: the panels, the trim, the fasteners and the flashing all have to be chosen for salt.

Canal-Front Houses in Palm Harbor and the Palm Coast Letter Sections

Palm Harbor, the C and F sections north of Palm Coast Parkway and east of I-95, was the first neighborhood ITT built, and it holds the saltwater canals that run out to the Intracoastal. Those are the houses closest to brackish water, most of them block and stucco from the 1970s and 1980s with low hip roofs, a screened lanai and a dock out back. Wind comes across open water with nothing to slow it, so ridge caps, rake edges and the corners of the hips take the worst of every storm.

Indian Trails (the B section, between Belle Terre Parkway and US 1) and the P section around Belle Terre sit farther from the water but still inside the salt zone. West of I-95, in Lehigh Woods, Pine Lakes, Seminole Woods and up in Matanzas Woods, Palm Coast turns into flat pine country with houses mostly built after 2000, tall gables, lots of valleys, and a screened pool cage bolted to the back wall under the roof line. Cages are the first thing a hurricane takes, and when one goes it pulls fascia, gutter and sometimes the roof edge with it. Metal Roofing for Palm Coast: Coastal Defender Aluminum Near the Water

Metal roofing is what we do most, and Palm Coast is where the material choice matters most. Hurricane Matthew, Ian and Nicole: The Palm Coast Storm Record

Palm Coast has been hit from the ocean three times in a decade. Hurricane Matthew ran up the coast in October 2016, tore shingles and some whole roofs off oceanfront houses, and left 11 homes destroyed and around 500 damaged in Flagler County. Ian in September 2022 chewed up the dunes, and Nicole six weeks later came ashore with the beach already gone, flooded 218 Flagler homes and dropped sections of A1A onto the sand.
