The Houses We Roof, From the Subdivisions to the River
North Florida is not one kind of house, and a roofer who treats it that way does bad work on half of them.
In the subdivisions of Palm Coast, Daytona Beach, St. Augustine and the Jacksonville suburbs, the typical house is block and stucco with a hip roof, built any time from the 1970s to last year, with a screened pool cage bolted to the back wall. The pool cage is the complication: the roof edge and the cage frame meet at a flashing detail that a careless crew damages, and debris has to be kept off the screen. We tarp the cage and work that edge by hand.
In the historic cores of Palatka, DeLand and St. Augustine, and in the older parts of Crescent City and Welaka, the houses are frame or brick, often two stories, with steeper roofs, dormers, and decking that may be planks rather than plywood. These roofs need more flashing work and more attention to the deck, and they look right under standing seam metal or a good architectural shingle.
Out in rural Putnam, Columbia and Marion counties, a lot of families live in manufactured and modular homes. We roof those too, with panels and fastening details that suit a lighter structure, and a new metal roof on a manufactured home can look better than the site-built house next door.
Along the St. Johns River, on Crescent Lake and Lake George, along the canals in Palm Coast and near the beaches, the houses get wind off the water and salt or brackish air. Metal roofing is common on waterfront houses for a reason, and on those jobs we talk about Tri County Metals' Coastal Defender finish, which the manufacturer specifies for roofs within 1500 feet of the coast or a salty or brackish body of water.
From Your First Call to the Magnet Sweep

Juan comes to the house, gets on the roof, and looks in the attic if there is one. He checks the deck, the flashing, the vents and the water paths. If the roof needs a repair and not a replacement, he says so.
You get a written estimate. It names the panel or shingle, the gauge or grade, the underlayment, the flashing and the vents, and it says what happens if bad decking turns up under the old roof.
Tania pulls the permit with your county. Every re-roof in Florida requires one, and the county inspector comes out during the job. We schedule around the inspection and the weather, and if a storm pushes the date, you hear from us before you have to ask.
On install day the crew arrives with the material. Tarps go over the landscaping, the air conditioner and the pool cage. The old roof comes off to the deck, the deck gets re-nailed to code, the water barrier and underlayment go down, and the new roof goes on. Most single-family homes take a day or two once the roof is open; a big hip roof with a lot of cuts, or a steep two-story, takes longer.
Cleanup is not an afterthought. The crew picks up by hand, then runs a rolling magnet over the lawn, the driveway, the flower beds and the street out front for nails and screws. Then Juan walks the property with you.
What Storm Season Means for a Family Home
Between June 1 and November 30, every house between Lake City and the coast is on the same calendar. A hurricane or a tropical storm crossing the peninsula lifts shingles, peels back the edge of a metal panel that was fastened short, and drives rain sideways under any flashing with a gap in it.
The best storm work is done before the storm: a roof fastened to current code, a secondary water barrier under the covering, edge metal lapped and nailed the way the diagrams show. If that roof takes a hit anyway, we photograph the damage, tarp what needs tarping, meet the adjuster if you file a claim, and explain the scope of the repair. Yes, and carefully. The screened enclosure is tarped before tear-off starts, debris is carried off rather than dropped, and the flashing where the roof edge meets the cage frame is rebuilt by hand. It slows the job down a little and it is the only way to do it without a torn screen or a leak at the cage line.
One problem in one place on a roof with life left in it is a repair. Problems in several places, decking that gives underfoot, or a roof that insurers are refusing to write is a replacement. An inspection settles it, Juan gives you his honest read, and either answer comes in writing with no pressure attached.
