Beachside Daytona Beach: Ocean Wind from Ortona to Seabreeze
The beachside neighborhoods, Ortona on its gridded streets between Halifax Avenue and Atlantic Avenue, the Seabreeze district, the estates along Peninsula Drive, are a mix of older Florida cottages, concrete block bungalows and ranch houses from the 1950s through the 1970s, and condo towers. A block house from that era usually has a low-slope hip roof, almost no overhang, and a deck that has been through several roofs already. Hurricane Matthew put a 91 mile per hour gust on the Daytona Beach airport gauge in October 2016, and the worst structural damage in Volusia County was on buildings facing the ocean. Nicole in November 2022 took seawalls and houses off the dune south of the city along the peninsula and damaged 93 structures inside Daytona Beach itself.
On a beachside roof replacement we treat the whole thing as a wind job: deck re-nailed to the Florida Building Code, peel-and-stick underlayment as a sealed secondary water barrier, drip edge and starter set against uplift, and hip and ridge fastened to the approved pattern rather than the quick one.
Mainland Daytona Beach Block Houses and the Midtown Flood Line
Cross the river and the houses get older and flatter. Midtown and the streets off Nova Road and Orange Avenue sit low, and Hurricane Ian in September 2022 dropped 17 inches of rain on Daytona Beach with 80 mile per hour wind on top of it. Water stood more than three feet deep at Nova and Orange and higher than that east of Nova Road. A roof does not stop a flood, but a flooded house with a leaking roof is worse, and the roof problems show up when the interior work starts.
